While you may be overly concerned with how many bathrooms your potential home has, how big the master bedroom is, and what the house looks like on the exterior, one thing you shouldn't overlook is the roof.

The roof is an important part of the house for many reasons. Not only can a well-maintained or a brand new roof, help to reduce how much you pay for homeowners insurance, a roof is important for the following reasons as well:

Since you'll want to take advantage of all these benefits a roof has to offer, be sure to check the roof of the home you're hoping to purchase to ensure it's either new or has been well-maintained.

Roofs and Roof Inspections

Roofing contractors and other roofing experts agree that the average roof lasts between 20 and 25 years. If the new home you want to buy has not had any recent updates, or it hasn't been replaced in over 20 years, you may not want to buy the home.

Here are some other things every roof should have:

  • Shingles that aren't missing, damaged, or broken
  • It is clear of leaves and other types of debris
  • Gutters are securely in place
  • There are no trees hanging over the roof

You should ask the current home owner or the realtor when the last roof inspection was done. Roof inspections should usually be done at least once every year by professional roofing contractors. They should also be inspected following a storm with high winds or if there has been a large buildup of ice.

You will also want to ask the homeowner when the last moisture survey was done. This kind of test shows if there is moisture present on the roof. Oftentimes, this moisture cannot be seen with the naked eye, so different types of moisture surveys are done to detect the presence of moisture and where it's at on the roof. A formal moisture survey should be conducted at least once every five years.

There is a lot to think about when buying a new home, but ensuring the home you buy has a well-maintained or a brand new roof will give you a peace of mind for years to come.
